1. General Information
These Terms and Conditions govern the use of house Pjaca and the booking process provided by host, Croatia. The house is located at Peovo 2, Omiš, Croatia. By booking and using our house, you agree to the terms outlined below.

2. Booking Terms
- Capacity: House Pjaca can accommodate up to 5 guests.
- Minimum Stay:
- 5 nights (1.6. – 1.9, 2026)
- rest of the year 4 nights
- Booking Confirmation: A 40% deposit is required to confirm the booking.
- Cancellation Policy:
- Free cancellation is available up to 30 days before arrival.
- Cancellations within 30 days result in the loss of the deposit.
2. Check-in and Check-out
- Check-in: From 16:00.
- Check-out: By 10:00.
- Early check-in or late check-out may be available upon request, subject to availability.
4. Pricing and Payment
- All prices are listed in euros and include VAT, tourist tax, and final cleaning.
- Payments can be made via bank transfer.
- We provide a FREE parking ticket.
5. House Rules
- Smoking is not allowed inside the house.
- Parties and events are not allowed.
- The property must be used responsibly. Any damage to the property or its contents will be charged to the guests.
- Guest Information: Dalmatian Klapa Festival
Dear guests,
On the square right in front of the house, the famous Dalmatian Klapa Festival will be taking place on the scheduled dates. Because of this event, access to the house between 17:00 and 23:00 (5 PM – 11 PM) will only be possible via the beautiful old street, Jurja Subica and Peovo. This route allows you to truly experience the authentic spirit of the old town center. Please use this alternative access route during these hours.
As the house overlooks the main stage, you have an exclusive front-row view of the festival! We kindly ask that during the performances, out of respect for the event, you refrain from playing loud music inside the house or on the terrace—especially if you are using the three windows facing the square.
The festival finale is broadcast live on national television and is an event of great cultural importance in Croatia.
Thank you for your understanding and for being part of this unique tradition. Enjoy your “VIP seats” to the festival! - Respect the quiet hours from 11:00 PM to 8:00 AM.
6. Security Deposit
A refundable security deposit of €300 is required upon arrival. The deposit will be refunded after departure, provided there is no damage to the property.
7. Liability
- Old Town House Pjaca is not responsible for personal injuries, theft, or loss of belongings during your stay.
- Guests are responsible for their own safety and the security of their belongings.
8. Facilities and Amenities
- The house features a fully equipped kitchen, and spacious living and dining area.
- The outdoor area includes a barbecue, firepit.
- Fast WiFi optic connection (more than 400MBps) with amplifier, the signal is perfect in every corner of the house
- Air conditioning in the each bedroom and living room
- Spacious laundry room with washing machine, dryer and storage shelves
- Icemaker / Nutribullet blender / toaster…
- Three types of coffee machine
- Movable sun shade all over entire outdoor lounge
- Complete charcoal grill accessories

9. Governing Law
These Terms and Conditions are governed by Croatian law. Any disputes will be resolved in Croatian courts.
